What are the advantages? Benefits of choosing to live in a serviced apartment

Service apartments, known as "サービスアパートメント" or "アパートメントホテル" in Japanese, are positioned as a type of accommodation between hotels and rental apartments. Guest rooms typically have a fully equipped kitchen with a stovetop, induction cooker, microwave, rice cooker, and double-layer refrigerator, and often include a washer and dryer for laundry. Some also have a separate living room and dining area, offering a significantly more spacious feel than typical business hotels at the same price point.

  • kitchen equipmentTypically equipped with an induction cooker, microwave oven, double-layer refrigerator, rice cooker, basic cookware and tableware.
  • Laundry facilitiesTypically equipped with a washing machine, the drying function varies depending on the model; some are shared self-service laundromats.
  • Bathroom DesignTypically, it features a three-part design with separate bathroom and toilet areas, and some units are equipped with a freestanding bathtub.
  • indoor spaceGuest rooms typically start from 25 square meters, while rooms larger than 40 square meters usually include a separate living room or dining area.

Service apartments are suitable for families with elderly members and children. Bookings typically require a minimum of one night and do not involve a contract. Some may require bookings of two nights or more, and weekly or monthly rates may be offered. However, service apartments usually do not provide daily housekeeping, but may offer complimentary housekeeping every 3 or 7 days. Towel replacement may require prior request, and some may not provide disposable toiletries such as toothbrushes.

ProsCons
Spacious and more cost-effective for multiple people.
With the same budget, serviced apartments typically offer more space than business hotels. A 50㎡ apartment can accommodate 4 to 6 people, and the total cost is often lower than booking several standard rooms in a hotel in the same location.
Lack of daily room service
Room service is usually provided every 3 to 7 days, or may require an additional fee. For short stays of 1 to 2 nights, the service may feel reduced, making it unsuitable for those who prefer daily housekeeping and replenishment of amenities.
You can cook for yourself and save on meal costs.
Supermarkets are easy to find in Sapporo, where you can buy high-quality ingredients. Cooking at home not only saves money, but also allows you to allocate your budget to restaurants you actually want to go to, rather than limiting yourself to hotels.
No breakfast included
Serviced apartments almost never provide breakfast or require it to be purchased separately. If your travel itinerary is tight and you are going out sightseeing every day, the cost and time of eating breakfast outside should be taken into account.
Clothes are easy to wash, and luggage is lighter.
Serviced apartments equipped with washer and dryer are especially suitable for trips longer than 5 days, as they eliminate the need to bring a large number of changes of clothes, and can avoid the problem of bulky winter clothes.
The postulates are relatively simple
Most serviced apartments lack gyms, swimming pools, and large public baths. Some offer luggage storage services and have a homey feel, but lack the tourist atmosphere of staying in a star-rated hotel or hot spring inn.
It has a strong sense of everyday life and is suitable for a slow-paced travel experience.
Without the need to coordinate with hotel breakfast hours, serviced apartments offer a more authentic local experience, making them especially appealing to travelers who enjoy shopping, cooking, or returning home late.
Unmanned design has a threshold.
Most check-in and smart door locks are handled entirely via mobile phone, with remote customer service. However, the response time is not as immediate as at a physical counter, making it less user-friendly for travelers unfamiliar with the process or without internet access.
Enjoy discounts for longer stays, and save even more by sharing the cost with others.
Most brands offer weekly and monthly rental discounts, with lower rates per night for longer stays. Most room types are also designed for multiple guests, making it more cost-effective when multiple people share the accommodation costs.
The price per night may not be cheaper.
If you only stay for 1 to 2 nights, the price per night is usually no less than that of a business hotel. In addition, the time and cost of purchasing ingredients for cooking at home make it not necessarily cost-effective for a short stay per night.

How to Choose? Selecting Serviced Apartment Brands in Sapporo

Serviced apartment options in Sapporo are concentrated around Sapporo Station, Odori/Susukino, and Nakajima Park—all conveniently located areas served by the Sapporo Subway and Sapporo City Road lines. For sightseeing, the Odori/Susukino area is the top choice, with Tanukikoji Shopping Street, Nijo Market, and Odori Park all within a 15-minute walk. If saving on transportation costs or catering to individual needs is a priority, accommodations around Nakajima Park offer better value, providing a quiet environment surrounded by parks and green spaces.

I booked in advance, so I was able to stay at a very affordable price! The front desk staff are on duty from 10:00 AM to 10:00 PM; check-in is self-service outside of these hours. For check-out, simply drop your receipt in the locker at the front desk. The room was clean and tidy. Providing pajamas and slippers was a thoughtful touch. Note that breakfast is not included in the room rate, and one bottle of water is provided per person. If you need more towels, you can get them on the first floor. There was a washing machine in the room, but I couldn't use it because there was no clothes rack. The hotel is about an 8-minute walk from Susukino Station, in a bustling area, making its location excellent. There are also many convenience stores and supermarkets nearby. The only downside was that the front desk staff weren't always available, so I couldn't contact them when the water supply was briefly cut off late at night. Also, on the morning of my departure, I couldn't reach them when I tried to get them to help me send my luggage. However, considering the price, I was generally satisfied. The room was quiet, and the interior was clean and beautifully decorated. What impressed me most was that there were many Korean guests at this hotel.

The room was spacious, and the price was very reasonable since it was newly opened. I arrived at 11 pm, but the front desk staff only worked until 10 pm, which was fine. Self-check-in was no problem; I didn't need a room key, they just printed out my room number and password. The area around the hotel was quite lively, but it's about 500 meters from the subway station, so it's a bit of a walk with luggage.

Warm snow Sapporo

DANSETSU SAPPORO
Sapporo's hidden gem, "Warm Snow" Hotel ❄️ It's as warm as home! It has a kitchen, washing machine, and incredibly spacious rooms! Please, everyone planning a road trip in Sapporo, check out "Warm Snow Hotel"! After being used to those tiny single rooms in Japan where you can't even open your suitcase, coming here was a truly delightful experience 😭! Spacious, beautifully designed, you won't want to leave! ✨ Warm Snow Hotel's amazing features: 1️⃣ Small but perfectly formed (actually huge): The rooms are incredibly spacious! And they even have a fully equipped kitchenette and washing machine! I bought delicious seafood and souvenirs at Nijo Market, brought them back to the room, microwaved them, and enjoyed them with fresh milk – the perfect vacation ritual 🥛🦀! 2️⃣ High-quality Japanese design: The overall style is a sophisticated modern Japanese aesthetic, with a warm and comforting wooden theme. The bed was incredibly comfortable, and the bathroom was spacious with a separate shower and toilet. After a long day of walking, a bath and laundry were so relaxing. 3️⃣ A blessing for those driving: The location is very convenient, with plenty of paid parking nearby, making parking and getting luggage into the hotel a breeze. It's quiet despite being in a busy area, providing a peaceful night's sleep. This hotel truly embodies the meaning of "warm snow," offering travelers a sense of comfort and belonging. The price-performance ratio is exceptionally high; highly recommended for those who value quality and spaciousness. Remember to book early!

We stayed in a very spacious and comfortable sauna room. After soaking in the public hot spring, we could easily relax in the sauna back in our room! We fell asleep instantly every day. The hotel's lounge bar had a variety of alcoholic beverages, snacks, and milk. After soaking in the hot spring, we could chill there. The ramen was also delicious. It's not far from the station/city center, and the quiet location made it a peaceful vacation spot. The only downside was that we could feel the upstairs guests walking around at night (but we still slept very well).

In June 2026, I stayed with my parents for 5 nights. The room had three double beds, each spacious and comfortable enough for one person. It was equipped with a record player, Bluetooth speakers (with excellent sound quality), an oven, a microwave, a kitchenette, and kitchen utensils. On the first floor, the counter offered rentals of pour-over coffee equipment, freshly ground coffee beans, vinyl records, various teacups, wine glasses, baking pans—a truly extensive selection! I always stay in apartment-style accommodations when visiting Japan, but this was the first time I'd encountered such a wide variety of fun rental items. The exterior of the first floor was beautiful; you wouldn't even know it was a hotel if you weren't told! Located next to Tanukikoji 5-chome, it's surrounded by drugstores, restaurants, and convenience stores. Odori Park and department stores are all within walking distance, and the nearest airport bus stop is just a two-minute walk away—very convenient! booking.comAfter booking, they sent a confirmation message, and even reminded me of airport bus changes due to traffic control during festivals—completely reassuring and thoughtful! Most importantly! Kiki was so friendly and lovely; it was so nice to meet you! It felt like I met you three times out of the six-day trip, and chatting with you was so much fun! The other staff members I met also spoke excellent English and were very friendly, so communication was no problem! If I have the chance to come back, I'll definitely stay here again! 🤩

📍Great location, very close to Odori Station & Tanukikoji Shopping Street🛏️The room is super spacious! So comfortable I didn't want to leave🥹 I especially loved the Sony soundbar and Dyso hairdryer. There's a record player in the room, and you can borrow records downstairs🛁The bathroom has double sinks, a separate shower and toilet, and a large bathtub😍 ❄️It's an air conditioner, not central air conditioning, so you can decide whether to turn on the heating yourself. Disadvantages: 1. The room is too big, the heating doesn't reach the bed, and the air vents are blocked by wooden partitions. 2. I was woken up by footsteps upstairs in the morning.

The hotel staff were all very helpful and polite, always greeting me with a warm smile when entering and leaving the lobby. During this trip, I needed to use my Japanese mobile phone to receive text messages while using my Porocle device. I asked the front desk staff for help, and they were incredibly patient and attentive, making my day bike ride a smooth success. Their assistance gave me a wonderful day. As for the room, I stayed in a spacious Japanese-style four-person room. The lighting and facilities were very well-planned and thoughtfully designed, making it easy to use and comfortable, just like being at home. The kitchen was especially well-equipped with pots, pans, cutlery, and cooking utensils, adding convenience and enjoyment for travelers who want to cook. Regarding facilities, the first floor houses a coffee shop and check-in counter. After completing the online check-in information and obtaining a QR code, check-in was easy and convenient. However, don't press the buttons too quickly; during the check-in process, guests are specifically reminded to take a picture of the room code obtained at check-in, as no paper copy is printed. This code is used for room access, nighttime access to the lobby, and access to the large public bath on the second floor. The elevators are unrestricted, which is especially convenient since you don't need a room key. All the access control seems to be electronic locks, giving it a very high-tech feel. Towels are provided at the entrance of the large public bath on the second floor, so you don't need to bring your own from your room. The facilities in the public bath are also kept very clean, which is satisfactory. Transportation is less than ideal. The nearest public transport is the Sapporo City Tram Higashi Honganji Station; if you're staying here, you might want to take advantage of the tram one-day pass. Using the subway or Porocle is relatively inconvenient.

We stayed for three consecutive nights and were very satisfied with the rooms—they were spacious and clean. However, when we returned to the hotel at 11 PM on the third night, we discovered that the original door lock's combination and QR code were not working. Luckily, there was an employee at the front desk working overtime who helped us contact customer service (usually there are no staff after 10 PM). Customer service informed us that we would have to move to a different room on the third night, something no one had mentioned during check-in or the previous two nights. Furthermore, our luggage was still in the original room, and they said no one would be using that room on the third night. They even wanted us to move our luggage to the other room in the middle of the night… Finally, after we insisted on not moving, the employee got the key to open the original room, ending this farce… It was fortunate that there was still an employee there; otherwise, we would have had nowhere to sleep in the middle of the night. I recommend returning to the hotel before 10 PM to avoid not being able to find anyone to handle the issue and being unable to call customer service in Japan.

The building is new, spacious, and clean. There's no hotel parking, but there is a coin-operated parking lot next door. If you need to store luggage, it seems you can use the lock below the tablet in the lobby. Check-in and check-out are both self-service, requiring no face-to-face interaction. You simply enter the access code sent to you beforehand via email and complete the check-in process on the tablet next to the entrance. It's recommended to check in in advance via email so you can confirm details and pay the accommodation tax on the tablet on the day of arrival; the whole process takes about a minute. I was required to pay the accommodation tax on the day of arrival, but since there was no one there, I paid electronically on the spot. I don't think cash payments are accepted. The room key also comes with an unlock code sent via email, which you need to enter when checking the room key to open the door. However, because I was operating in the shadows and the buttons were dark, it was difficult to see, so I entered the wrong code several times. Check-out is also convenient; you simply scan the QR code on the door with your smartphone to complete the check-out process. However, I did see some people who seemed confused by the self-service check-in process. Additionally, since the place was unattended, I was a little worried about whether anyone would come to help if something happened, but fortunately, nothing happened, and I had a very pleasant stay. I would stay here again if I had the chance.

Rakuten Residences, Nakajima Park, Sapporo

Rakuten STAY Sapporo Nakajima Park
July 28, 2026 check-in; July 30, 2026 check-out. First visit. My family and I, along with three others, traveled from Taiwan to Hokkaido and stayed at Rakuten STAY Sapporo Nakajima Park. In June 2026, while planning our trip, I was browsing hotels on Google Maps and stumbled upon this self-service hotel. It hadn't opened yet, but I thought it would be worth checking out. I was very curious about Rakuten STAY, especially since I saw their official Instagram account promoting the soon-to-open hotel. There were two parking spaces outside on the first floor. My family and I stayed two nights, and when we returned to the hotel, there were no spaces available. We had to park in a nearby parking lot, where a full night's parking cost between NT$250 and NT$500. The hotel uses a self-service check-in and check-out system. After you book your hotel room, Rakuten STAY will send you an email the day before your arrival. Please check your email and click the link to enter your and your family's information, scan your passports, etc. After completing the information entry, you will receive a check-in QR code (with a check-in serial number). On the day of check-in, enter the serial number on the tablet on the first floor or show the QR code. Hotel staff will then video chat with you to verify your and your family's identities and confirm information. After confirmation, you will receive your room for that night and the room's keypad code. My family and I stayed in room 804 on the 8th floor. This room had two double beds pushed together. The room was well-equipped with four non-woven single chairs, a table, a projector, a capsule coffee machine, an LCD TV, a washing machine, a small kitchen, and various tableware. The refrigerator even had complimentary Hokkaido beer and delicious cider. The motion-sensor lighting was also quite nice; the ceiling light would turn on whenever someone approached the washing machine. The lighting in the sleeping area was also very good. When I checked in, I asked the hotel staff if they could help us retrieve our damaged suitcases. They said they didn't offer this service, so please be aware of that. (Initially, I tried contacting the hotel staff in Chinese, but there were no staff available, so I ended up using Japanese and explaining the situation to them in Japanese.) This hotel opened at the end of June 2026, so it's a very new hotel. I highly recommend it to travelers who want to experience Rakuten's facilities. The self-service check-in process, including receiving mail, filling out forms, and checking in on the day of arrival, is something guests should pay special attention to. The overall environment is refreshing and clean, with a light-colored wood theme. I had a wonderful two nights here.

We had a wonderful time at Rakuten STAY Sapporo Nakajima Park. Finding spacious and accessible accommodations in Japan isn't easy, but this hotel exceeded our expectations. The hotel's facilities are designed for disabled guests, and there are dedicated accessible parking spaces, making it very easy to move luggage and wheelchairs – however, please note that parking spaces are limited and available on a first-come, first-served basis. Our room was warm, comfortable, spotless, and very spacious, providing ample room for our family and our wheelchair. Furthermore, the hotel's location is extremely convenient, with convenience stores and supermarkets nearby, and quick access to Susukino and the main business district. Highly recommended for families looking for spacious, comfortable, and accessible accommodations in Sapporo!
